Global Real Estate & Facilities US Region Real Estate Transactions Specialist - Hybrid

OBJECTIVES/PURPOSE:

  • Valued business partner focused on providing the right real estate solutions, in the right locations enabling employees to focus on the business and what matters most for patients
  • Specialist in US real estate industry, regional differences, technology, trends and activities providing subject matter expertise and advisory services across the business
  • Develop real estate strategies that enable the Company to achieve its goals  
  • Responsible for accuracy of all US lease and real estate data
  • Demonstrate strong leadership by aligning real estate strategy and evolution with business strategies
  • Enable the business to deliver against the Mid Range Plan (MRP), including real estate budget targets

ACCOUNTABILITIES :

  • Drive US real estate planning/strategy development and lead complex real estate transactions  
  • Analyze the current US real estate portfolio and collaborate with internal stakeholders on optimizing the real estate footprint, including lease renegotiations, site selections and divestitures
  • Enterprise wide understanding of the US real estate portfolio allowing the proactive management of Takeda’s real estate in line with global and regional directives
  • Ensure data integrity for all real estate leases and owned property throughout the US Region
  • Achieve OPEX and budget targets for Global Real Estate & Facilities and assist business units in developing strategies to unlock savings and efficiencies in real estate 
  • Lead the business in instances of growth through strategic guidance and acquisition of space enabling the achievement of business goals
  • Negotiate a variety of real estate agreements, Letters of Intent, Leases, Purchase & Sale Agreements
  • Demonstrate a high degree of integrity, express ideas clearly, and gain buy-in to vision and strategy supporting company goals and objectives
  • Team together with wide variety of internal stakeholders at all levels of the organization.  Establish deep partnerships with both regional business units and GRE&F leads, negotiate solutions and act as an organization-wide change agent

  • Contribute to the global vision for processes, systems, and tools.  Leverage digital, automation, and contemporary technology to support real estate activities

DIMENSIONS AND ASPECTS:

  • Successful track record of designing and implementing complex regional or global real estate strategies that achieve desired results.
  • Strong business and financial acumen.  Trusted partner to the business (stakeholder management).
  • Ability to manage data across multiple platforms
  • Deep technical expertise in commercial real estate with a strong understanding of real estate law and the ability to read/analyze complex commercial real estate contracts

  • Partner closely with Site Leads and other functional leads to enable efficient coordination of all real estate matters

  • Creative and practical problem solver with the ability to interpret problems and implement positive solutions
  • Knowledge of the latest trends in technology to enable the function and deliver world class services, including digital, mobile, automation, for example.  Awareness of advances/innovations in corporate real estate technology and smart building technology

  • Ability to effectively manage external parties to deliver the best outcomes for Takeda

EDUCATION, BEHAVIORAL COMPETENCIES AND SKILLS: 

Required Experience/Qualifications:

  • BA or BS Degree (or equivalent) required, MBA or Masters Degree preferred.
  • Minimum of 11 years working in highly regulated industries, with progressive experience dealing with real estate transactions.  Biotech/pharma industry preferred
  • Complex problem solving skills and the ability to collaborate and influence decisions at all levels of the organization
  • Experience working in a complex global environment  
  • Exceptionally skilled at stakeholder management and negotiation.

  • Contract negotiation and management experience
  • Flexibility to accommodate to rapidly changing priorities and deadlines.

ADDITIONAL INFORMATION:

  • Regional travel as needed, up to 25%.
  • Based out of Cambridge, MA - Hybrid, 8 days a month

U.S. Base Salary Range:

$153,600.00 - $241,340.00


The estimated salary range reflects an anticipated range for this position. The actual base salary offered may depend on a variety of factors, including the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location in which the applicant lives and/or from which they will be performing the job. The actual base salary offered will be in accordance with state or local minimum wage requirements for the job location. 

U.S. based employees may be eligible for short-term and/ or long-term incentives. U.S. based employees may be eligible to participate in medical, dental, vision insurance, a 401(k) plan and company match, short-term and long-term disability coverage, basic life insurance, a tuition reimbursement program, paid volunteer time off, company holidays, and well-being benefits, among others.
