Responsible for the strategic direction of the Facilities Operations Department, including development of the annual plan and mid-to long-range roadmap
Ensure alignment of all staff members with respect to Facilities Vision, Mission, and Goals
Coordinate the synchronization of processes, systems, and vendor contracts to ensure seamless delivery of Facilities services to all LOBs across the enterprise, effectively, efficiently, and with the highest degree of customer interaction and outcomes
Lead due diligence and integration efforts for all M&A activity, including developing implementation plans, cost tracking, and communications with integration teams and stakeholders
Oversee the enterprise Real Estate Portfolio, leading all real estate transactions with Legal and managing broker relationships to maintain and improve the portfolio
Advise GET on real estate strategies to achieve business goals
Handle lease administration, including rent payments, tracking key dates, timely estoppel processing, managing security deposits, and monitoring Tenant Improvement Allowances
Oversee teams responsible for maintenance activities at assigned locations, including upkeep of physical facilities, utility infrastructure, housekeeping, grounds, motor vehicle fleet, facilities vendor management, enterprise-wide utilities management, equipment maintenance, and organizational sustainability programs
Lead all financial activities and facility spending, including managing purchase orders and invoices in accordance with company accounting standards
Prepare annual budgets for the division and assist LOBs with their own Facilities budgets
Ensure facility operations are maintained per Federal, State, and local guidelines; participate in the development of policies and procedures, and standard operating procedures (SOP)
Facilitate the development of operational strategies, policies, technology platforms, and procedures in line with operational requirements to ensure well-managed and well-maintained properties, whether owned or leased
Manage facility services, company assets, and ensure that environmental health and safety, and quality programs align with the department's objectives
Ensure effective implementation of routine and preventative maintenance programs
Responsible for ensuring zero downtime of the enterprise-wide Data Center
Ensure the highest level of contract administration for services and labor required for all facility maintenance and repairs, landscape and field maintenance, parking lot maintenance, capital improvements, and other contract services
Oversee facility vendor performance management to ensure full compliance with standards established within the service agreement
Overall responsibility for managing the service provider and ensuring that the service is delivered in line with the contract/service level agreement (SLA)
Ensure company assets are operated and maintained in a cost-effective, non-impacted manner while providing a safe, clean, and comfortable work environment
Maintain and regularly update effective disaster recovery plans, according to corporate guidelines. Participate in annual testing, drills, and desk exercises as scheduled
Responsible for the development, cost control, and full-spectrum management of the department budget
Closely monitor unit expenses to ensure unit costs are within established levels
Ensure effective communications are maintained within the unit and externally; where appropriate, inform employees as to plans and progress; conduct employee discussion sessions at regular intervals
Monitor the performance of direct reports; provide prompt and objective coaching and counseling; conduct performance reviews
Job Specifications
Typically has the following skills or abilities:
Bachelor’s degree in Management or related field, or equivalent experience; minimum of 3 additional years of experience related to Facilities management
Minimum of 6 years of management experience with responsibilities for hiring, training, assigning work, and managing the performance of direct reports
Experience managing large (owned and leased) real estate portfolios with a strong understanding of Facilities Operations
Strong fiscal management skills, including budgeting, accounting compliance, and understanding procurement processes and requirements
Demonstrated experience in developing and administering complex facilities budgets
Basic understanding of mechanical systems throughout the facility
Understanding of best practices in handling chemicals and tools associated with the completion of tasks
Demonstrated experience in training and evaluating staff
Ability to respond to any Emergency Response situations
Strong organizational and project management skills, including the ability to manage multiple projects simultaneously
Familiarity with AutoCAD and IWMS (Integrated Work Management System) applications
Ability to analyze work processes
Excellent interpersonal, verbal, and written communication skills

Compensation range for the role is listed below. Applicable salary ranges may differ across markets. Actual pay will be determined based on experience and other job-related factors permitted by law.
