Education
High School Diploma or GED required
Trade school/apprenticeship preferred
Experience
5+ years in mechanical, electrical, plumbing systems in commercial settings
Additional Qualifications
Relevant trade licenses (e.g., Journeyman, Master Electrician)
Universal CFC Technician certification (as required)
Valid driver’s license with clean record
Basic skills in Outlook, Excel, Word
Strong HVAC, boiler, pump, and refrigerant system knowledge
Familiarity with energy management systems and building operations
Essential Functions & Responsibilities
Perform plumbing, electrical, and HVAC tasks across building(s)
Maintain and repair:
Heating equipment, chillers, DX units, pumps, cooling towers
Fan coil units, VAVs, air distribution systems
Plumbing fixtures (toilets, urinals, valves, lavatories)
Doors, ceilings, hand railings, floors
Monitor and adjust:
Mechanical/pneumatic equipment, steam stations
Gauges, panels, valves, thermostats, diffusers
Energy management systems
Conduct preventive maintenance:
Change filters, clean coils, flush condensers
Grease bearings, inspect belts, align pulleys
Monitor water chemical treatment systems
Maintain cooling towers and perform scheduled inspections
Inspect and maintain:
Engine/fan rooms, cooling towers, motors, pumps
Generators, fire pumps, sump/ejector pumps
Lighting, signage, emergency exits
Respond to emergencies (fire, evacuation, equipment failure)
Document activities and report to supervisor
Ensure compliance with codes, regulations, and safety standards
Complete annual C&W safety training
Maintain professional appearance per C&W dress code
Work Environment
Office and property-based work in varying weather conditions
Use of standard office equipment
May be sole maintenance staff on duty during certain shifts
May require overtime, shift work, or on-call availability
Physical Demands
Ability to lift 50+ lbs., stoop, climb, crouch, and reach
Frequent movement between locations
Clear communication and reading comprehension
Visual acuity for reading schematics and printed materials
