The Facilities Manager will actively execute day-to-day operational activities and continuously drive improvements in facilities programs. This role supports Operations in delivering an exceptional guest and brand experience, while ensuring optimal expense management for the organization.
RESPONSIBILITIES
- Responsible for the day-to-day facilities management of an appointed Categories of Inspire Brands company locations. Utilize facilities CMMS to manage work orders and proposals. Ensure issues are mitigated within established levels of service and compliant with brand standards. Accountable to a specific metric that ensures working to maximize production and minimizing impact to Operations.
- Create and deploy programs across Inspire Brands company owned restaurants to extend the life of assets, mitigate downtime and reduce life safety and compliance risk to the brand. Utilize industry expertise to develop scopes of work for the specific assets and compliance matters, negotiate pricing, award business based on pricing and ability to meet levels of service, and manage ongoing vendor performance.
- Own responsibility for numerous critical assets and systems. Serve as the SME for the organization and actively ensure proper maintenance and repair standards are in place to maximize investment and life of the assets and systems. Maintain relationships with the manufacturers and repair companies to advocate for their support, stay informed on upcoming changes, leverage their training and actively influence improvements including innovation related to cost reduction without compromising value.
- Constantly seek opportunities to drive continuous improvements in Facilities programs, processes and support of Operations. Engage Field Leadership to ensure consistent support for their facilities maintenance needs. Leverage reporting to evaluate trends in spend, vendor performance, equipment failures, behavior/training opportunities and other general areas of opportunity. Collaborate with internal partners (OPS Services, ROI Team,etc) on programs, equipment, responsibilities, etc. Utilize that knowledge to develop strategies that will evolve Facilities Maintenance to be best in class for Inspire Brands.
- Accountable for strategic management of vendors to ensure Inspire Brands expectations and standards are met in terms of level of service and maximizing EBITDA opportunity by minimizing downtime and negotiating favorable rates. Utilize reporting to monitor vendor performance on established KPIs. Facilitate formal vendor reviews and establish set frequency for regular check-in calls. Decide on vendor changes as appropriate for the situation and needs of the business
EDUCATION QUALIFICATIONS
EXPERIENCE QUALIFICATIONS
- Required Minimum: 5+ years’ experience in retail/restaurant facilities management with an emphasis on program management, preventative maintenance programs, innovation, cost optimization and serving as a subject matter expert for numerous facilities related assets and systems.
- Preferred: 10+ years’ experience in retail/restaurant facilities management with an emphasis on program management, preventative maintenance programs, innovation, cost optimization and serving as a subject matter expert for numerous facilities related assets and systems.
REQUIRED KNOWLEDGE, SKILLS or ABILITIES
- Expert knowledge of retail/restaurant facilities assets and systems.
- Must demonstrate experience working with a facilities management work order system.
- Excellent interpersonal skills requiring the ability to resolve conflicting interests with the goal of obtaining cooperation. Must communicate effectively with operations and vendors
- Proven history of working with preferred vendors and contractors and holding them accountable to KPIs.
- Proven history supporting Operations Field Leadership teams with a high level of respect and urgency.
- Detailed understanding of the financial components of how a company restaurant operates.
- Ability to interface and maintain excellent professional relationships with a variety of constituents that are material to facilities processes.
- Ability to effectively solve practical problems and deal with a variety of changing situations under stress while exhibiting time management capabilities
- Excellent verbal and written communication skills with a professional and positive customer service orientation
- Ability to define problems, gather data, establish facts, and draw valid conclusions.
- Ability to work remotely and travel when needed
