CRE Facilities Manager

Location: Candidates are required to reside in Puerto Rico. This role requires associates to work from the posted locations full-time, enabling consistent face-to-face collaboration, teamwork, and direct engagement. This policy promotes an environment built on in-person interaction, communication, and immediate support. May be required to travel to Carelon Global Solutions offices in Mayaguez, Puerto Rico if needed.

Schedule: This position will work a first shift monday thru friday.

The CRE Facilities Manager is responsible for overseeing the facilities organization within a specific facility, set of buildings, or campus environment.

Primary duties may include  but are not limited to:

  • Manages the day-to-day implementation of policies, procedures and programs to ensure a well-managed and well-maintained building.

  • Emphasis is placed on responding positively to the concerns and needs of the associates, tenants, environmental health and safety, and quality programs, ensuring all efforts are aligned with the organization's goals and objectives.

  • Coordinates activities related to finances, vendors, and manpower.

  • Ensures facility day-to-day operations including janitorial, life-safety, engineering and general maintenance are carried out in accordance with company policies and ownership directives.

  • Regularly reviews contracts and obtains competitive bidding as needed.

  • Verifies invoices match contract pricing.

  • Manages all maintenance activities affecting both the interior and exterior conditions and appearance of the properties.

  • Ensures all site documentation and reports are completed accurately and on time, such as: Property Information Book, Site Operating Manual, Emergency Procedures Manual, IIPP Manual, Local Code Compliance Log, ADA Compliance Log, OSHA Log, Safety Meeting Log, Elevator Logs, Janitorial Log, Purchase Order Log, Vendor Certificates of Insurance, As-built Drawings, IIPP Manual, Paid Invoices File, General Files, Contract Files, Annual Property Conditions and Year-end Performance Report, and other reports and documentation as required.

  • Prepares, reviews, and provides initial approval of all needed budgets, financial reports (monthly and quarterly), contracts, expenditures and purchase orders related to the facility(s) or complex.

  • Coordinates the preparation and publication of the annual budget, quarterly reforecast, and business plans.

  • Contributes to creating capital budgets for the property and aids in formulating a five-year plan focused on maintenance, facility enhancements, and cost reduction efforts.

  • Collects and examines statistical data to report on the current evaluation of facility management goals.

  • Ensures tenants and vendors comply with insurance requirements and coordinates all claims as needed.

Minimum Requirements:

  • Requires a BA/BS degree in Business or related field and a minimum of 8 years of experience in corporate real estate, facilities management, data center critical infrastructure, construction and advanced built environment technologies; or any combination of education and experience, which would provide an equivalent background.  

Preferred Skills, Capabilities, and Experiences:

  • Experience in Engineering, Construction Management or related field of study is strongly preferred.

  • Active participation in industry leading trade associations to include, but not limited to BOMA, IFMA, CORENET, USGBC, WELL, FITWEL, IREM, UPTIME, AEE strongly preferred.

  • Bilingual (English/Spanish) is strongly preferred.
