Job Summary

As a Grand Communities Financial Analyst, you will support the team through comprehensive financial analysis, budgeting, and oversight of association performance. You will ensure accuracy and compliance in financial reporting, guide fiscal decisions, and provide critical insights that drive operational efficiency across all Fischer Homes–governed associations. These skills will be used to:

  • Serve as Treasurer on the Board of Directors for Fischer Homes–governed Associations, Overseeing financial functions within established company guidelines.
  • Develop and maintain competitive vendor pricing data by region to support budgeting and cost negotiations.
  • Ensure Management Companies perform effectively to achieve strong operational and financial outcomes.
  • Oversee and ensure the accuracy of Annual Budgets and monthly financials, maintaining compliance with Fischer Homes’ standard Chart of Accounts.
  • Lead preparation of preliminary budgets, including expense forecasting and reserve funding analyses.
  • Review anticipated revenues and costs for new associations to establish accurate assessment rates and manage financial performance.
  • Manage the Deficit Funding process and maintain annual payback plans for all governed associations.
  • Process Association-related invoices for unsold homesites and homes.
  • Interpret and apply legal documents related to Condominium and Homeowner Associations (COA/HOA).
  • Approve non-budgeted expenses in partnership with Division Management.
  • Collaborate with the Accounting department to align best practices and financial methods.
  • Analyze financial statements and budgets to identify variances and improvement opportunities.
  • Provide administrative and operational support to the Community Associations Manager, particularly during community start-up phases before external management is engaged.
  • Complete additional projects and assignments as requested by management.

Qualifications:

  • Must have 3+ years of experience in financial analysis, accounting, or a related field.
  • Proven ability to analyze financial statements and budgets.
  • Strong organizational skills with the ability to manage multiple detailed tasks.
  • Exceptional written and verbal communication skills.
  • Proficiency in Microsoft Office, particularly Excel.

Physical demands and work environment:

  • Must be able to use sensory skills (i.e. verbal communication) to effectively communicate and interact with other Associates and customers.
  • Must be able to perform repetitive motions and use fine motor skills (i.e. typing, writing) to operate office supplies (i.e. computer, calculator, copier).
  • Must be able to lift and carry approximately 20-25lbs unassisted.
  • Must be able to sit for long periods of time with low periods of reaching and standing.
