What this opportunity involves: 

 

We are seeking an experienced Commercial Manager to join our Property Management team at Victoria Cross Tower, North Sydney. This is an excellent opportunity for an ambitious property professional who aspires to grow into a General Manager role over the next few years.

 

Reporting to the General Manager, you will provide front-line leadership for customer and tenant services whilst supporting financial, leasing, capital expenditure, and operational activities. Our portfolio is forecasted to grow over the medium term, offering significant career development opportunities.

Please note: We are aiming for a January/February 2026 start!

 

An overview of the role:  

 

Customer & Tenant Relations

·       Lead proactive communication with customers and tenants through various building media including tenant portals, email notices, forums, and regular meetings

·       Manage and oversee the Customer Relationship Manager and building concierge services

·       Develop and implement customer retention strategies tailored to individual clients

Property Management

·       Oversee day-to-day management of Victoria Cross Tower including leasing, reporting, capital expenditure, rent roll, and debt management

·       Assist with budget preparation, outgoings estimates, asset plans, and quarterly reporting

·       Support lease administration, monthly invoicing, incentive claims, rent reviews, and general lease terms

·       Manage licences including casual, car park, storage, ATM, and telecommunications

Financial Management

·       Collaborate on quarterly reforecasting of income and operating expenditure

·       Manage car park levies and monthly recharges for AHAC, security, and tenant service requests

·       Assist with capital expenditure submissions and claims

Stakeholder Management

·       Build and maintain strong relationships with building owners (Lendlease)

·       Prepare quarterly reports and monthly management meeting communications

·       Ensure House Rules and website documents remain current

 

 

Sound like you? This is what we’re looking for: 

·       Class 1 or 2 Real Estate Licence or Certificate of Registration

·       Thorough understanding of leases, deal analysis, negotiation, outgoings recovery, rent roll, and expenses

·       People management experience

·       Excellent interpersonal, written, and oral communication skills

·       Proficiency in MS Word and Excel (MRI experience preferred)

·       Demonstrated ability to prioritise work within tight deadlines

·       Excellence in customer service

·       Tertiary qualifications in property-related discipline

·       Previous commercial property management experience
