What You'll Do
We are seeking a highly skilled and proactive BMS Operator to oversee the operation, maintenance, and optimization of our resort’s Building Management System (BMS) and Lutron lighting control systems. This role is critical in ensuring the seamless performance of our energy, safety, and maintenance systems, contributing to guest satisfaction, operational efficiency, and sustainability goals.
Responsibilities / Duties
- Supervise a team of 4 technicians, providing leadership, scheduling, and performance management to ensure efficient and high-quality operations.
- Responsible for the operation and monitoring of electronic Building Management Systems (BMS), including energy, safety, and maintenance systems across the resort.
- Oversee the operation, maintenance, programming, and optimization of Lutron lighting control systems in guest rooms and public areas.
- Perform diagnostics, repairs, and modifications to lighting control systems to ensure optimal performance, energy efficiency, and guest satisfaction.
- Identify and implement energy-saving opportunities by optimizing the operation of lighting and control systems, contributing to sustainability goals and cost reduction.
- Coordinate with engineering and IT teams to troubleshoot lighting and control system issues and implement system upgrades or adjustments.
- Prepare and produce reports related to BMS and lighting system performance, including energy usage, system reliability, and maintenance activities.
- Maintain accurate and timely records of servicing for plant equipment, lighting systems, and planned preventative maintenance schedules.
- Receive and process data for building management and lighting control systems, ensuring accurate data entry and system updates.
- Access and edit high-priority files, programs, and applications related to BMS and lighting controls, including specialized software modifications.
- Conduct training for staff on equipment operation, lighting control systems, and maintenance management procedures.
- Develop and maintain an operating procedures manual for both BMS and lighting systems.
- Perform minor repairs and modifications to lighting and building systems as appropriate, documenting incidents promptly and accurately.
- Provide flexible availability for shift work, 24/7 rostered standby duties, and emergency call-outs.
- Operate a 24/7 emergency response desk and coordinate emergency actions related to building systems and lighting controls.
Specific Qualifications Required
- Minimum of 1 – 5 years’ experience in similar or related field
- Diploma or degree in Electrical Engineering, Mechanical Engineering, Building Automation, or related field
- Proficiency in operating and monitoring electronic BMS platforms (e.g., Honeywell, Siemens, Schneider Electric)
- Understanding of HVAC, electrical, fire safety, and energy systems integration
- Strong troubleshooting skills for lighting and control systems
- Ability to perform minor electrical and mechanical repairs safely and efficiently
- Competence in data entry, system updates, and report generation using Excel, CMMS, or similar platforms
- Experience operating emergency response systems and coordinating actions during system failures or alarms
- Willingness to work rotating shifts, weekends, and holidays
