In this role, you’ll show your mettle as you find ways to uphold excellence and high standards in our preventive maintenance programmes and conservation practices. Working closely with the chief engineer, you’ll also monitor the M&E projects, looking out for their quality and ensuring their timely delivery. Delivering complete and accurate facility management reports is another requirement that you must meet consistently.
Likewise, you’ll play a huge part in the hands-on process of providing to the client comprehensive facility, contract and procurement management for technical services. You’ll contribute to hitting financial targets and other goals set by the senior facilities manager, achieving key performance indicators, and meeting service level agreements.
Shaping a system of best practices
Your engineering prowess will be your toolkit for success. Managing on-site mechanical, electrical, plumbing installations and civil maintenance should be second nature to you. You’ll also be in-charge of preparing the list of critical spares for all installations based on the manufacturers’ recommendations.
On top of these, you’ll plan the maintenance inventory being carried out with our in-house teams. No machine failures of critical equipment should escape your sharp eye. You should, then, also be ready with a pre-emptive maintenance programme for these malfunctions to prevent the risk of sudden breakdowns.
You’ll also make sure that our logbooks, checklists and schedules are upkeep and current. From time to time, you’re expected to arrange ad-hoc M&E set ups based on the client requirements.
The Technical & EHS Assistant Facility Manager (AFM) plays a critical role in ensuring the seamless delivery of engineering services and maintaining high standards of Environment, Health & Safety (EHS) compliance across the site. Acting as the site lead for technical operations, the AFM supports the Facility Manager in fulfilling contractual obligations, driving operational efficiency, and fostering a safe and sustainable workplace. The role also includes ownership of incident management, RCA (Root Cause Analysis), project execution, and continuous improvement initiatives. The AFM is expected to take full accountability for all tasks assigned and ensure timely and quality delivery.
Technical Operations Management
Lead and oversee daily operations of all engineering services, ensuring uninterrupted functionality of building systems.
Supervise and coordinate JLL’s technical staff, ensuring adherence to preventive and reactive maintenance schedules.
Develop and implement robust maintenance strategies for HVAC, electrical, plumbing, fire safety, and other critical systems.
Manage technical service contracts, ensuring vendor performance aligns with SLAs, KPIs, and compliance standards.
Conduct twice-daily reviews of critical system operating parameters and initiate corrective actions as needed.
Ensure timely and accurate submission of technical reports, compliance documentation, and performance dashboards.
Implement and monitor change control procedures in accordance with JLL’s operational protocols.
Apply JLL’s standard operational risk management practices to mitigate technical and safety risks.
Support energy management initiatives and contribute to sustainability goals through efficient system operations.
Incident Management & RCA
Lead Root Cause Analysis (RCA) for all technical failures, safety incidents, and service disruptions.
Track and improve MTTR (Mean Time to Repair) and MTBF (Mean Time Between Failures) to enhance system reliability.
Prepare and maintain detailed Incident Reports including containment actions, root cause findings, and permanent fixes.
Apply structured RCA tools: 5 Whys Analysis Fishbone Diagram (Ishikawa) FMEA (Failure Modes and Effects Analysis)
Identify and implement Corrective and Preventive Actions (CAPA) to eliminate root causes and prevent recurrence.
Use RPN (Risk Priority Number) methodology to prioritize risks and mitigation plans.
Present RCA findings and CAPA status in monthly review meetings and ensure timely closure of action items.
Environment, Health & Safety (EHS)
Ensure full compliance with statutory, regulatory, and corporate EHS requirements.
Conduct regular EHS audits, inspections, and risk assessments to proactively identify and mitigate hazards.
Lead EHS incident investigations and integrate RCA and CAPA into safety improvement plans.
Drive EHS awareness through training programs, toolbox talks, and engagement activities for staff and vendors.
Maintain comprehensive EHS documentation including permits, incident logs, safety registers, and compliance reports.
Collaborate with client and internal teams to support green building initiatives and workplace safety enhancements.
Monitor and report on key EHS metrics and ensure continuous improvement in safety performance.
Project Management & Task Ownership
Support execution of facility-related projects including upgrades, retrofits, and compliance initiatives.
Coordinate with vendors, contractors, and internal teams to ensure timely project delivery within scope and budget.
Maintain project documentation including schedules, progress reports, and closure checklists.
Accept and take full ownership of all work assigned by the Facility Manager or client, ensuring accountability and proactive follow-through.
Escalate challenges appropriately while maintaining responsibility for resolution and delivery.
Diploma or Bachelor's degree in Engineering (Mechanical/Electrical) or a related technical discipline.
Mandatory experience in project HOTO (Handing Over & Taking Over) processes and documentation.
Minimum 5–7 years of experience in facility management with a strong focus on technical operations and EHS.
In-depth knowledge of building systems, statutory compliance, and engineering best practices.
Proven experience in managing vendor contracts, technical teams, and service delivery.
Proficiency in CMMS (Computerized Maintenance Management Systems) and facility management tools.
EHS certifications such as NEBOSH, IOSH, or equivalent are preferred.
Technical Expertise & Troubleshooting – Strong analytical and problem-solving skills in engineering systems.
EHS Compliance & Risk Management – Ability to enforce safety standards and manage risk proactively.
RCA & CAPA Ownership – Skilled in conducting RCA using structured tools and driving CAPA closure.
Project Management – Capable of planning, executing, and closing facility-related projects effectively.
Leadership & Team Supervision – Capable of leading technical teams and fostering a culture of accountability.
Client Relationship Management – Skilled in stakeholder communication and service excellence.
Reporting & Documentation – Attention to detail in maintaining accurate records and reports.
Problem Solving & Decision Making – Decisive and solution-oriented approach to operational challenges.
Accountability – Willingness to accept and own all assigned tasks with commitment to quality and timelines.
